For Spring and Klein homeowners

For water damage restoration in Spring, TX, shut off the main valve, photograph everything and start drying in the first 24 to 48 hours. Creek and street water is flood water and is not covered by standard homeowners policies. We take requests from Spring and Klein.

Which Spring and Klein addresses do you take requests from?

Requests for water damage restoration in Spring, TX come from Spring (77373, 77379, 77388 and 77389) and from the Houston-addressed pockets at 77090, 77068 and 77069. PO boxes in 77383 and 77391 are also covered. A restoration provider confirms they can reach your street when they call.

Spring is not a city. It is a census-designated place in unincorporated Harris County, with 62,559 residents at the 2020 Census, according to Wikipedia. The name is also stretched over a much bigger area, and Klein overlaps part of it.

Neighbors have their own pages: Kingwood and Humble to the east, The Woodlands to the north, New Caney and Porter past the San Jacinto, and Tomball to the northwest.

Does it flood in Spring, TX?

Parts of it do. Wikipedia's Klein article says the area is susceptible to hurricanes and flooding, and Spring sits on the same two creeks. The Harris County Flood Control District says a major flood happens somewhere in the county about every two years, so a wet street here is not unusual.

Which streets flood is a separate question, and no town page can answer it for your address. Look yours up on the Harris County Flood Education Mapping Tool. HCFCD notes that the tool is not the effective FEMA map, so check the FEMA Map Service Center for the official zone.

Our flood zone guide explains how to read the result. If water came in from a creek or the street, it is Category 3 under the IICRC S500 standard. Read flood cleanup before you touch anything.

How do Spring Creek and Cypress Creek shape local water problems?

They carry the rain. Cypress Creek runs from Waller County to its mouth at Spring Creek, and Klein's article says both creeks feed lower Spring Creek and then Lake Houston. HCFCD lists both creeks among the waterways in its county drainage network.

Wikipedia describes Cypress Creek as passing through the center of the greater Klein area. Parcels along it mix older bottomland forest, private homes and public trails. Homes beside creek corridors are the ones most likely to see water rise from outside, not from a pipe.

The same article describes an oxbow lake habitat at Ponderosa Walking Park, a leftover bend of an old channel. That is a reminder that this ground has moved water for a very long time, long before the subdivisions arrived.

What does Old Town Spring's railroad history mean for older buildings?

It means a small pocket of very old structures among much newer subdivisions. Wikipedia says the International and Great Northern Railroad reached Spring in 1871, and the town grew into a switchyard with a roundhouse. When the roundhouse moved to Houston in 1923, the population fell.

Old Town Spring, at Spring-Cypress and Hardy roads, now holds more than 150 shops, restaurants and galleries. Wikipedia says many of the original buildings are about a century old, and some older houses were restored as shops after the Old Town Spring Association opened in 1980.

  • Old supply lines and drain lines fail at joints. See the burst pipe guide.
  • Restored buildings often hide old framing behind new finishes, so a slow leak can run a long way before a stain shows.
  • Shops with apartments or storage above them can pass water down through several spaces.

What kinds of homes fill Spring and Klein?

Mostly subdivisions built after the 1970s, when Wikipedia says Houston's suburbs began to expand north. Spring's count of residents went from 15,000 in 1984 to 33,111 in 1990 and 62,559 in 2020. A house built in that wave is likely on a concrete slab with the air handler in the attic.

Houses on slabs rarely have a basement, so water usually spreads across the floor and wicks into the bottom of the walls. The slab leak guide and the AC leak guide cover the two causes that start without any rain at all.

What does unincorporated mean when your house is wet?

It means no city runs your services, so each piece has its own agency. Wikipedia says Spring lies in Houston's extraterritorial jurisdiction but is not part of the city. Spring and Klein are in Harris County Precinct 3, and different fire departments cover different streets.

Spring Fire Department serves the CDP and some addresses outside it, while Harris County ESD 16, which does business as Klein Fire Department, covers Klein. A Spring mailing address does not tell you which one answers.

School districts split the same way. Addresses outside the CDP attend Spring ISD or Klein ISD, and Montgomery County addresses attend Conroe ISD. Look up your own lot before you assume which agency to call for a fire or a water main problem.

None of this changes the first steps for a wet floor. It only changes who you call when the problem is outside your walls, such as a street that is under water or a pipe on the utility side of the meter.

Do freezes burst pipes around Spring?

Yes, when a hard freeze lasts. The Texas Department of Insurance says that from February 11 to 19, 2021, most of Texas had a prolonged period of frigid cold, and damage included freezing pipes. Its report counts 112,163 claims in Harris County from Winter Storm Uri.

The American Red Cross says supply pipes in attics, garages and kitchen cabinets are most at risk. In a slab house the attic is often where the water heater and air handler sit, so a split line up there soaks the ceiling below.

  • Know where the main shutoff is before the cold arrives.
  • Let cold water drip from faucets served by exposed pipes, as the Red Cross advises.
  • Never thaw a pipe with an open flame.

Will homeowners insurance pay for creek water in Spring?

No, not under a standard policy. The Insurance Information Institute says flood damage is excluded from homeowners and renters policies and needs a separate flood policy. The NAIC adds that ground water and rain runoff are typically not covered, though a plumbing leak or a roof leak usually is.

Sewer backup is its own category. Triple-I says it is not covered by a typical homeowners policy or by flood insurance, and is bought as an endorsement or separate product.

Call your agent before you sign a work order, and read the insurance claims guide. The Texas Department of Insurance says a company has 15 business days to acknowledge a claim and 15 business days after getting what it needs to say whether it will pay.

What should I do in the first 24 to 48 hours?

Stop the water, protect people, then start drying. The EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth, so the first two days matter most. A wet slab house gives mold very little time to take hold.

  1. Shut off the main water valve, and the power to wet areas if you can do it safely.
  2. Photograph and video everything before moving it.
  3. Call your insurer and ask what they need before work starts.
  4. Call a restoration provider and ask what they will measure and how they will document drying.
  5. Keep indoor humidity below 60 percent, ideally 30 to 50, as the EPA recommends.

The emergency page has a longer checklist, and mold after water damage covers what to do if growth has started. Providers differ on which streets they reach, so confirm coverage when they call. If you rent an apartment or a townhouse, the apartment and condo guide explains who is responsible for what.

Questions people ask

Do you take requests from Klein as well as Spring?

Yes. Klein is an unincorporated community that overlaps the Spring area, and ZIPs such as 77379, 77388 and 77389 serve both. The provider confirms they can reach your address when they call.

Is a Spring mailing address always inside the Spring CDP?

No. Wikipedia says some Spring addresses fall outside the census-designated place and attend Klein or Conroe schools. Fire service and school district differ by lot, so confirm your own fire district and county precinct before you call anyone.

Is Old Town Spring more at risk than newer streets?

Its buildings are older, so old plumbing and hidden framing are the concern. Flood risk depends on the lot, so check the Harris County mapping tool for the address rather than the neighborhood.

Does Cypress Creek flood homes near Klein?

Wikipedia says the Klein area is susceptible to flooding, and the creek runs through its center. Whether a given house is affected depends on its lot, so look up the address on the county map.

Who should I call first, my insurer or a restoration provider?

Call both, but photograph the damage first. Triple-I advises contacting your agent immediately and protecting the property from further damage, while holding off on major permanent repairs until the adjuster has visited.

Are Houston-addressed ZIPs like 77090 covered too?

Yes. Requests come in from 77090, 77068 and 77069 as well as the Spring ZIPs, even though those addresses say Houston. Providers differ on which streets they reach, so confirm coverage when they call.
