How do the Fort Bend and Harris sides of Missouri City differ?

Missouri City is mostly in Fort Bend County, but a small part extends north into Harris County. Wikipedia says the Fort Bend part is served by Fort Bend ISD and the Harris part by Houston ISD. After a loss, your county decides which offices hold your flood and permit records.

The city also touches several neighbors. Houston lies to the north and east, Stafford to the northwest, Sugar Land to the west and Arcola to the southeast, with Fresno and Sienna Plantation outside the city limits.

Does Missouri City flood?

It can, as any Houston-area town can, but the city's own Wikipedia article records no specific flood. It says Oyster Creek flows south through the municipality. For your address, check the flood map and the seller's disclosure rather than relying on a town-wide answer.

Brays Bayou is a Harris County waterway. Wikipedia says its source is a stormwater detention basin south of Barker Reservoir in far western Harris County, along the Fort Bend line, and that it runs east through Alief, Sharpstown and Meyerland. It does not run through Missouri City, and our Bellaire and Meyerland page covers its flood history.

The National Hurricane Center reported that Hurricane Harvey dropped 36 to 48 inches of rain across the Houston metro area in 2017. Its structure count covers only Harris and Galveston counties, so this page gives no Missouri City home count.

Rising outside water is Category 3 under the IICRC S500 standard, which means professional handling. Texas SB 339 added questions to the seller's disclosure notice about past flooding, floodplain zones and flood pools. Read how to look up a flood zone and why Houston floods.

What weather has hit Missouri City before?

Cold and wind are part of the record. Wikipedia says a blizzard struck on February 14, 1895, soon after the first settlers arrived, and that some of them gave up and moved away. It also says a hurricane in 1915 destroyed the first Catholic church, built in 1913.

The more recent cold event is Winter Storm Uri. The Texas Department of Insurance says most of the state endured prolonged frigid weather from February 11 to 19, 2021, and that damage included freezing pipes. As of June 30, 2022, it counted 511,473 insurance claims statewide.

The American Red Cross lists attics, garages and kitchen cabinets among the places where supply pipes are most at risk. That matches how Houston-area houses are built, so know where your shutoff is before a freeze. Our burst pipe guide shows what to do, and hurricane water damage covers wind-driven rain.

How old are the houses in Missouri City?

It depends on the street, because the city grew in waves. Wikipedia says Fondren Park, in the Harris County part, remade the area in the early 1960s, followed by Quail Valley in the late 1960s. Later came upscale master-planned areas, including Lake Olympia and parts of Riverstone.

The same article counts 26,571 housing units at the 2020 census, with 4.2% vacant. It adds that Missouri City has been a zoned city since 1981 and that apartments and condominiums are rare because of that ordinance. That points to mostly single-family homes, where the leaks come from the house itself.

  • In a house from the 1960s, ask your inspector what plumbing has been replaced. Our galvanized pipe guide explains why age matters.
  • In a newer master-planned house, an AC drain line and the water heater are common sources. See AC leak damage.
  • If your water heater sits in the attic or garage, a slow leak can run a long time before it shows. Read water heater leaks.

What makes Fresno different from Missouri City?

Fresno is not a city. Wikipedia describes it as an unincorporated community in eastern Fort Bend County, inside Houston's extraterritorial jurisdiction, with Missouri City to the west and northwest and Pearland to the east. It had 24,486 people at the 2020 census, up from 6,603 in 2000.

The land was patented in 1880 and once surrounded by cotton plantations, and the town had only ten inhabitants in 1933. Growth came late. Developers built on former forest and grazing land, and Wikipedia counts 7,515 housing units in 2020, with 3.6% vacant.

The largest neighborhoods form the Fort Bend MUD #23 area. Teal Run, the oldest, started in the 1980s, stalled with the Houston oil crash and restarted in 1992. Wikipedia reports more than 3,100 homes in that district in 2006, and Winfield Lakes and Andover Farms began in 2004.

Because there is no city hall, ask your district and the county who handles what. Our water removal page explains the first drying steps.

Will insurance pay for water damage in Missouri City?

It depends on where the water came from. The Insurance Information Institute says flood is excluded under standard homeowners and renters policies and needs a separate NFIP or private policy. FEMA says most homeowners insurance does not cover flood losses.

A sudden plumbing leak is a different case. The NAIC says water damage from a home's plumbing or a roof leak is typically covered, while ground water and rain runoff are not. A burst supply line and a creek that rises over a yard are two separate claims.

Call your agent before you sign a work order. The Texas Department of Insurance explains in its claim steps that your insurer has deadlines to acknowledge and decide a claim. Our claims guide lists what to photograph.

What should I do in the first 24 to 48 hours?

Stop the water, keep people safe, then start drying. The EPA says to dry water-damaged areas and items in the first 24 to 48 hours to prevent mold growth, and to keep indoor humidity below 60 percent, ideally between 30 and 50.

  1. Shut off the main water valve. Turn off power to wet areas only if you can do it safely.
  2. Photograph and video the damage before anything is moved.
  3. Call your insurer and ask what it needs before work begins.
  4. Call a restoration provider and ask what they will measure and how they will record drying.
  5. Stay out of moving water. Ready.gov warns that six inches of moving water can knock a person down.

The emergency page has a longer list, and mold after water damage covers growth that has already started. Providers differ on coverage, so confirm they will come to your address.
