For Sealy and Bellville homeowners

For water damage restoration in Sealy, TX, shut off the main valve, photograph everything and start drying in the first 24 to 48 hours. River flood water is Category 3 and usually needs a flood policy. Requests come in from Sealy, Bellville, Wallis and San Felipe.

Which Sealy addresses do you take requests from?

Requests come in from Sealy (77474), Bellville (77418), Wallis (77485) and San Felipe (77473), plus PO boxes in Kenney. A restoration provider confirms on the first call whether they reach your address, since providers differ and Austin County is far from the city.

Sealy is 49 miles west of downtown Houston, per Wikipedia. If you live nearer the city, the Katy page or the Richmond and Rosenberg page may fit better.

Just east, Hempstead and Waller have their own page. Cypress is farther northeast, covered on the Cypress and Hockley page.

Do Sealy and Bellville flood?

The sources do not say. Wikipedia's articles on Sealy, Bellville and Austin County list no floods, floodplains or creeks for these towns, so this page will not name any. The Brazos River is the big river in the region, and its own article describes a long record of flooding.

Wikipedia says the Brazos flooded often and seriously on a regular basis before a piecemeal levee system was replaced, notably in 1913, when a massive flood changed the river's course. It also says Stephen F. Austin founded a colony on the Brazos at San Felipe de Austin in 1824.

San Felipe is one of the ZIPs above, so the river is part of this area's story. That does not tell you whether your lot is at risk. Use our flood zone page to look up the FEMA map for your address, and ask neighbors about past water.

How did the railroad shape Sealy?

Sealy exists because of a railroad. Wikipedia says San Felipe sold part of its 22,000-acre township to the Gulf, Colorado and Santa Fe Railroad in 1879 to create the town, which was named for Galveston businessman George Sealy. The BNSF and Union Pacific railways still serve it.

Sealy had 6,839 people at the 2020 Census and 2,834 housing units, 10.8 percent of them vacant. It covers 15.5 square miles, and 93.4 percent of residents live in what the census classes as urban areas.

A town founded in 1879 probably has some older houses, although Wikipedia gives no counts. If yours is older, ask a plumber about the supply lines and look at our galvanized pipe guide. Sealy is also on the eastern edge of the Texas-German belt, an area settled by German emigrants.

Why does Bellville need a different plan for renters and older residents?

Because the town's households differ from Sealy's. Wikipedia reports 4,206 residents at the 2020 Census, with 41.4 percent of occupied homes rented and 21.1 percent of residents aged 65 or older. A renter cannot approve repairs, and an older resident may need help leaving a wet home.

Renters should tell the landlord in writing and photograph the damage at once. Our apartment and condo guide explains who handles what. Whoever pays for the structure, a renter's own belongings are a separate claim.

For anyone unsure about staying in the house, the safe to stay guide covers when to leave.

Bellville is the Austin County seat. Voters chose it in 1846, with land donated by Thomas B. Bell and his brother, and State Highways 36 and 159 meet there.

What about houses outside town in Austin County?

Most of the county is rural. Wikipedia calls Austin County a rural, agriculture-dominated county of 30,167 people at the 2020 Census, covering 656 square miles, with 78.8 percent of residents classed as rural. Distance is the main issue when a leak starts outside town.

Wikipedia counts 13,779 housing units countywide and says 15.7 percent were vacant, a high share. An empty farmhouse or weekend place can leak for weeks before anyone looks. If you own one, ask someone to check it after storms and shut off the water when you leave.

If your house runs on a private well or septic tank, tell the provider on the first call. Contaminated water can change how cleanup is planned, and providers differ on what they handle. Our sewage backup page explains the risks.

How do the Austin County communities compare?

The communities are small, and no two look alike. The table uses only what Wikipedia reports and what the 2020 Census counted for each place, set side by side so you can see how different the three are. It leaves out flood history because the sources give none for them.

Wikipedia says 76.5 percent of occupied homes in the county are owner-occupied, so most claims here belong to owners. Start with the insurance claims guide.

Will insurance pay when river or storm water gets in?

Usually not for flood. FEMA says most homeowners insurance does not cover flooding, and the NAIC says damage from ground water and rain runoff is typically excluded. Flood needs its own policy, which Triple-I says comes from the NFIP or a few private insurers.

Plumbing is treated differently. The NAIC says water damage from a home's plumbing or a roof leak is typically covered, though policies often exclude mold. Sewer backups are separate again and need their own endorsement.

Ask your agent before work starts what the policy treats as flood. The roof leak guide covers storm leaks, and the mold guide explains why drying fast also protects the claim.

What should I do in the first 24 to 48 hours?

Make the house safe, stop the water, then start drying. The EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth, so the first two days matter most. The clock starts when the water stops.

  1. Turn off the main water valve, and the power to wet areas if you can do it safely.
  2. Photograph and video everything before anything is moved.
  3. Call your insurer and ask what they need before work starts.
  4. Call a restoration provider, tell them where you are, and confirm they reach your address.
  5. Keep indoor humidity below 60 percent, ideally 30 to 50 percent, as the EPA advises.

The emergency page has a longer checklist. The IICRC S500 standard puts rising river water in Category 3, so keep out of it. Ready.gov warns that six inches of moving water can knock a person down.

Questions people ask

Do you take requests from Bellville and Wallis as well as Sealy?

Yes. Requests come in from Bellville, Wallis and San Felipe as well as Sealy. The provider confirms they can reach your address when they call, because reach differs between providers and the distances out here are long.

Is my Austin County house in the Brazos River floodplain?

Look it up by address on the FEMA flood map, because the sources here do not say. A map shows risk, not history, so also ask neighbors and read the seller disclosure if you bought recently.

I rent in Bellville. Who pays to fix a leak?

Tell the landlord in writing right away and photograph the damage. The landlord and their insurer usually handle the building, while your own belongings fall under your renters policy, if you have one. Read the lease.

Does homeowners insurance cover Brazos River flooding?

Usually not. FEMA says most homeowners insurance does not cover flooding, so it takes a separate flood policy. A burst pipe or roof leak is treated differently, so read your policy and ask your agent.

How do I protect a vacant farmhouse from leaks?

Shut off the main water valve when you leave, and ask someone to check the house after storms. Photograph the damage if you find any, call your insurer, and ask a provider whether they reach the address.
