Wikipedia places Magnolia in southwestern Montgomery County, within the Houston metro. Nearby areas have their own pages: Tomball, Cypress and Hockley, The Woodlands and Conroe and Willis.
How did Magnolia and Pinehurst grow?
Both started as small settlements that moved to the railroad. Magnolia began as Mink Prairie around 1845, and in 1902 most residents relocated near a new International-Great Northern line, now Union Pacific. Pinehurst was Prairie Home in 1860 and Hunter's Retreat in 1871 before the railroad gave it its name in 1904.
The newer story is growth. Magnolia adopted a 20-year comprehensive plan in April 2013, called "Magnolia on the Move", to handle projected business and residential growth. The city followed it in 2015 with a Unified Development Code that includes protection for live oak and magnolia trees.
That mix of old railroad roots and recent building means houses of very different ages sit on the same road. Find out when yours was built, and ask your plumber what the supply lines are made of.
| 2020 Census figure | Magnolia | Pinehurst | Why it matters |
|---|---|---|---|
| Residents | 2,359 | 5,195 | Pinehurst is the larger of the two |
| Area | 4.865 sq mi | 9.0 sq mi | More ground to cover between lots |
| Households | 860 | 1,470 | Each one has its own plumbing and roof |
| Local government | City council | None, county Precinct 2 | Who to call differs for a street-side problem |
What is different about Pinehurst?
Pinehurst is a census-designated place, not a city. Wikipedia says it has no municipal government, and that Montgomery County Precinct 2 handles all local governance. It covers 9.0 square miles, and the 2020 Census counted 5,195 residents in 1,470 households.
For a homeowner, that raises a practical question. If water is coming from the street side of your meter, or from a ditch or culvert near the road, find out whether the county, a utility district or a water supplier handles it. Your water bill and your county precinct office are the places to start.
A pipe inside the house is your plumber's job, and shutting off the house valve stops it in the meantime. The water removal page explains what happens after the source is stopped.
Do wooded lots change how a leak shows up?
They can, in a few ways. Magnolia's own development code protects live oak and magnolia trees, so many lots keep their canopy. Shade and falling leaves keep roofs and gutters damp longer, and a roof that stays wet is slower to show where water gets in.
- Clear gutters and valleys of leaves so water leaves the roof instead of backing up under shingles.
- Look at flashing around chimneys and vents after storms with a flashlight from the attic.
- Watch for a stain that grows after rain, which points to the roof, and one that grows after a dry spell, which points to plumbing.
A limb that has hit the roof can loosen flashing even when shingles look fine. Read roof leak and storm water damage and hidden leaks after storms before you climb up.

Can a Texas freeze burst pipes in a Magnolia house?
Yes, anywhere in the state. The Texas Department of Insurance says that from February 11 to 19, 2021, most of Texas had a prolonged period of frigid cold, ice and snow, with temperatures staying below freezing in much of the state until February 20. Its report lists freezing pipes among the damage.
The American Red Cross names attics, garages and kitchen cabinets among the places where supply pipes are most at risk. Its advice for a trip in cold weather is to leave the heat no lower than 55 F and let cold water drip from faucets on exposed pipes.
Know where your main shutoff is before a freeze. Our burst pipe guide and prevention guide cover the steps. A rural lot can mean a long drive back to a house that is leaking, so shut the water off before you leave.

How do I check flood risk for a Magnolia address?
Start with the flood zone on your address and ask your insurance agent what it means. Wikipedia does not describe flooding in Magnolia or Pinehurst, so this page makes no claim about risk. Heavy rain can still reach homes outside any mapped zone through drainage and low spots.
Buyers have one more tool. The Texas seller's disclosure notice asks whether the seller knows of present flood insurance, previous flooding from a reservoir release, and previous water entering the house in a natural flood. Read those answers closely.
Water that comes in from outside is Category 3 under the IICRC S500 standard, which usually needs a professional. See how flood zone maps work and buying a flooded house.
What if the water is sewage or contaminated?
Treat it as a different job. The EPA says that if water or mold damage was caused by sewage or other contaminated water, you should call in a professional experienced with buildings damaged by contaminated water. Keep children and pets out of the area.
If your house uses a septic system, a backup can come from the system rather than a city line, so ask your plumber who should inspect it. Read sewage backup cleanup before you start cleaning.
The EPA also says not to paint or caulk over moldy surfaces. Porous materials that sewage has soaked, such as carpet and drywall, are usually a question for the provider and your insurer, so photograph them before anything is thrown out.
Will insurance cover water damage in Magnolia?
A sudden plumbing or roof leak is usually covered, but flood is not. The Insurance Information Institute says flood is excluded from standard homeowners and renters policies and needs a separate one. The NAIC adds that ground water and rain runoff are typically not covered either.
Triple-I also says a typical homeowners policy does not cover sewer backups, and flood insurance does not either. Ask your agent about an endorsement before you need it.
Policies also do not cover damage from lack of maintenance, so keep gutters and flashing in good order. Call your agent before you sign a work order, and read the insurance claims guide.
What should I do in the first 24 to 48 hours?
Stop the water, protect people, then start drying. The EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth, so the clock matters from the first hour. Wet drywall, carpet pad and insulation hold water long after the surface looks dry.
- Shut off the main water valve, and the power to wet areas if you can do it safely.
- Photograph and video everything before you move it.
- Call your insurer and ask what they need before work starts.
- Call a restoration provider and ask what they will measure and how they will document drying.
- Keep indoor humidity below 60 percent, ideally 30 to 50, as the EPA recommends.
The emergency page has a longer checklist, and mold after water damage covers growth that has already started. Providers differ on where they drive, so confirm coverage when they call.
