For League City homeowners

For water damage restoration in League City, TX, shut off the main valve, photograph everything and start drying in the first 24 to 48 hours. Creek and bay surge water is flood-type water, which usually needs a professional and a flood policy. Requests come in from ZIP code 77573.

Which League City addresses do you take requests from?

Requests come in from League City, with street addresses in ZIP code 77573 and PO boxes in 77574, which is not a street address ZIP. A restoration provider confirms whether they can reach your address when they call, because providers differ on how far they travel and where they work.

League City sits on the Galveston County side of Clear Creek, midway between Houston and Galveston. Wikipedia places Clear Lake on the Harris County side of that creek. Pearland, Pasadena and Baytown have their own pages, and Friendswood gets a few notes below.

Where did League City start, and why does the creek matter?

The town began where the water was. Wikipedia says George W. Butler arrived from Louisiana in 1854 and settled at the junction of Clear Creek and Chigger Bayou. The place was called Butler's Ranch and Clear Creek before it became League City.

Other families settled along smaller waterways. The Cowarts built on what is now Cowart's Creek, and the Perkins family settled on a creek lined with magnolias that they called Magnolia Bayou. The railroad reached the town in 1859, and in 1907 two flatcars of live oaks were planted, known now as the Butler Oaks along Main Street.

Those creeks and bayous still run through town. Water that drains toward them does not care about a property line, so a leak-free house can still sit beside a slow drain.

Does League City flood from Clear Creek or Galveston Bay?

It can flood from either direction. Wikipedia says League City is 23 miles southeast of Houston, the same distance from Galveston, and that 3.22 percent of its 53.13 square miles is water. Galveston County is bounded by Galveston Bay on one side and by Clear Creek and Clear Lake on the other.

Clear Creek, according to Wikipedia, channels much of the run-off of southeast Harris County into Clear Lake and Galveston Bay. A small part of League City sits north of the creek, in Harris County. Friendswood's article says its major flooding comes from the rise of Clear Creek.

For Hurricane Harvey, the National Hurricane Center counted at least 160,000 flooded structures in Harris and Galveston counties combined. It also recorded 36 to 48 inches of rain in the Houston metro area. That figure is a two-county total, not a League City count.

Check an address on the flood zone page, then read the hurricane water damage guide. Storm surge from the bay is Category 3 flood water.

How did League City outgrow Galveston, and what does that mean for homes?

It grew because people moved off the island. Wikipedia says League City passed Galveston as Galveston County's largest city between 2000 and 2005, and that rising real estate costs in Galveston pushed many families to League City and nearby school districts.

The 2020 Census counted 114,392 residents and 43,493 housing units, 4.9 percent of them vacant. Clear Creek ISD, which Wikipedia says was established in 1948 partly from the old League City district, is based here. That is a lot of growth in a short span, so check when your own house was built.

Newer slab houses fail in newer ways. An attic air handler with a clogged drain line can drip for weeks, and a tank in a garage can rust through. Read AC leak water damage and slab leaks to learn the warning signs.

How does League City compare with Friendswood and its neighbors?

Friendswood is the closest comparison. Wikipedia says it began in 1895 as a Quaker colony, and that after major storms residents began building houses above ground to avoid flooding. It sits on the same creek, in northwestern Galveston County. The table compares the three cities in this area using only 2020 Census numbers from Wikipedia.

Wikipedia's 1900 Storm note for Friendswood is a reminder of how old the coast's storm history is.

Will insurance pay for bay surge or creek water in League City?

Usually not through a standard policy. Triple-I says flood damage is excluded under standard homeowners and renters policies and needs a separate flood policy, and FEMA says most homeowners insurance does not cover flooding. Wikipedia's Harvey article gives Galveston County's NFIP participation as 41 percent.

Plumbing leaks and roof leaks are treated differently, and the NAIC says they are typically covered. Sewer backups need an endorsement, per Triple-I.

The Texas Department of Insurance says your company has 15 business days to acknowledge a claim, and TDI can add 15 days after a weather-related catastrophe. Our insurance claims guide and restoration cost guide explain the paperwork and the invoice.

What should I do first after water gets into my League City home?

Stop the source, stay safe, then dry. The EPA says to dry water-damaged areas and items in the first 24 to 48 hours to prevent mold growth, and the IICRC S500 standard treats rising flood water and sewage as Category 3. If the water came from the bay or creek, treat it as contaminated.

  1. Shut off the main water valve, and the power to wet rooms only if it is safe.
  2. Photograph and video every wet room and item before moving it.
  3. Call your insurer and ask what it needs before work starts.
  4. Call a restoration provider and ask how they will measure and log drying.
  5. Keep humidity below 60 percent, ideally 30 to 50 percent, as the EPA recommends.

The EPA advises calling a professional experienced with contaminated water, and Ready.gov warns that six inches of moving water can knock a person down. See emergency water damage restoration and flood cleanup. Confirm coverage for your address when a provider calls.

Questions people ask

Do you take requests from the 77574 PO box ZIP?

77574 is a PO box ZIP, not a street address. Give the provider the street address where the damage is. They will confirm whether they can reach it when they call.

Is the part of League City north of Clear Creek different?

It is in Harris County instead of Galveston County, so floodplain data and local offices may differ. Look up your address on the flood zone page and tell the provider which side of the creek you are on.

Does homeowners insurance cover storm surge from Galveston Bay?

Usually not. Triple-I says flood damage is excluded from standard homeowners policies and needs a separate flood policy. Wind damage to a roof is treated differently, so read your policy and ask your agent.

How quickly must a Texas insurer respond to a claim?

TDI says your company has 15 business days to acknowledge your claim. It can extend later deadlines by 45 days with a reason, and TDI can add 15 more days after a weather-related catastrophe.

Can I clean up bay or creek water in my house myself?

It is risky. Surge and creek water is Category 3 under IICRC S500, and the EPA advises calling a professional experienced with contaminated water. Wear protection and keep children and pets away.
